The most impactful of all staging options is the Vacant Staging. Vacant staging can take place in an empty home, void of all furnishings, or in a home where we have chosen 3-5 rooms that need to be fully staged. Homeowners can reside in their home with these furnishings while the listing is on the market. Vacant homes often present as cold and sterile, look and feel smaller, and do not connect with potential buyers. Vacant home staging requires at least three rooms to be staged, with furniture and décor positioned to reflect a home that is welcoming and inviting to prospective buyers.
Our Certified Staging Design Professional™ will develop a furniture lay out, select appropriate furniture pieces, artwork, and other décor. On staging day, we will arrange the furnishings in each of the rooms, and style them with fresh and trending décor accessories. Our goal is to create a model home look that attracts prospective buyers on the Internet and gets them in your front door to make an offer. This is by far the most successful type of staging.

As a lower cost alternative to vacant staging, occupied staging utilizes the homeowners personal belongings, furnishings, and décor. We recognize that living in a home while it is on the market can be a stressful time for homeowners. To make this process comfortable for them, we begin with a Walk & Talk consultation providing a checklist of suggestions to consider before staging day. Recommendations may include repairs, new paint, removal of certain pieces of furniture or accessories, de-cluttering, and early packing of specific items. Occupied staging doesn’t require displacing a homeowner, emptying a house of its contents, or bringing in a truckload of furniture. The target is a ‘refresh’ of the homeowner’s property, accomplished by rearranging furniture, showcasing key focal points, promoting a perceived lifestyle, and creating a perspective of more space. We achieve our best results when the homeowner’s furnishings are in top condition, in trend with style, and relate to the geographic location of the home. Occasionally we will suggest bringing in some new décor pieces to help create a model home look.

During this consultation Alicia will walk with you through your entire home guiding you on options to create curb appeal, landscape, interior and paint options, rearrangement and editing of your furnishings, artwork, and décor accessories. With a Certified Staging Design Professional™ in your corner every detail that needs to be addressed will be presented to you. Our recommendations will help you create the appeal for prospective buyers to make an offer. You will have ample opportunity to take notes and ask questions throughout your consultation.
For an additional $125, we can provide a written summary report of all recommendations.
